On İki Evler is located in seaside of Pasalimani Bay which is one of the most privileged regions of Çeşme. It consists of 12 detached villas built on 24.000 m² area.

Each villa is located on a parcel of 1000 m². There is also a recreation area of ​​7800 m²in front of the sea facing facade of the site. While villas were sold, 1/12 shares were given to the home owners in this area, thus, Çeşme was the first to offer its own private beach and villas with recreation areas. The villas in the front and rear row are positioned to have a maximum view of the landscape.

In architectural design, the balance in horizontal and vertical lines is combined with a functional approach.

Landscape: The existing trees in the project area are protected as much as possible and landscaping has been made according to the texture of the region. In the landscape, pencil cypresses, one of the symbolic plants of Mediterranean architecture, which emphasize the vertical lines in buildings, were used, while the lean and high-affinity plant groups were included in the areas supporting the outdoor life. In addition, landscaping of the beach and recreation area between the site and the sea was made.

When the buildings standing in harmony from the outside meet with the users, a unique stance and style of each house began to form. Different lifestyles of different users contributed to the formation of interiors.
